Question: What is Seal Coating?

Seal coating or pavement sealing is the application of a protective coating that is designed to provide a layer of protection while making your asphalt pavement look good.

Question: Why do we need to seal coat your asphalt pavement?

Asphalt pavements are made up aggregates and asphalt binder. Asphalt binder holds all the aggregates in place while providing its rich and solid black color finish. Over time, due exposure to other extreme environmental factors such as heat, rain and snow, this binder gradually weakens and becomes less flexible. Cracks will then begin to appear.

One excellent solution to this problem is by applying pavement sealers. Seal coating prolongs the lifespan of pavements and prevents the need for major or minor repairs for a long time.

Question: When should we seal coat your pavement?

New asphalt is recommended to cure for around 4 to 8 weeks before it can be seal coated. By this time, the asphalt should be free from oils and fully cured.

Question: How long do we free the pavement from traffic after applying the seal coat?

It will take at least a day for the last coat to cure before it can be open for traffic.

Question: How often do we have to sealcoat?

For maximum efficiency, seal coating must be applied every three to five years.
